The Budget Has Landed. Your Buyer Hasn’t Gone Anywhere.

The Budget Has Landed. Your Buyer Hasn’t Gone Anywhere.

Why waiting for spring could cost you the best buyer of the year

For weeks, the headlines have been full of speculation about the Budget. Now the Chancellor has spoken, and whatever you made of the announcements, one thing has changed for the better: the guessing is over. Certainty, even unwelcome certainty, is what gets buyers moving again.

If you have been thinking about selling, you may be tempted to wait. Wait for the dust to settle, wait for mortgage rates to fall, wait for the daffodils. We understand the instinct. But here is why we believe now could be the better moment to act.

The honest picture

Across Britain, it is a buyer’s market. Rightmove’s House Price Index, published on 19th October, found more homes for sale than at any time of year since 2014. New buyer enquiries are 9% lower than a year ago, around a third of homes for sale have had a price reduction, and the average two year fixed mortgage rate has climbed to 5.55%, up from 4.25% in February.

But the headlines leave something out. Homes are still selling, every single week. Sales agreed nationally are down just 8% on last year, so more than nine in ten of last year’s sales are still happening. In Scotland, asking prices are 1.5% higher than a year ago. And closer to home, the latest official figures show East Dunbartonshire prices up 4.3% in a year, well ahead of the Scottish average of 2.9%.

This is not a market that has stopped. It is a market that has become selective.

What today’s buyers are really looking for

Almost every buyer we meet tells us the same thing.

They are not looking for a bargain. They are looking for value for money.

Five years ago, a buyer could fix their mortgage at around 2%. Today they are paying well over 5%. The monthly payment that would have supported a £500,000 mortgage in 2021 now supports less than £345,000. Same buyer, same salary, nearly a third less buying power. Their money has to work much harder.

That is why today’s buyers want homes they can move into and enjoy from day one. Very few want a mortgage and a building project at the same time. Homes that need work still sell, but only when the price reflects it, and buyers do that arithmetic in seconds on Rightmove.

So when a home isn’t selling, “just reduce the price” is rarely the whole answer. Very often a home isn’t overpriced. It simply isn’t showing buyers the value they would be paying for. Pricing, positioning, presentation and promotion matter more now than at any time in the last decade.

Time in the market beats timing the market

Nobody rings a bell when the market turns, and by the time it feels safe, the best buyers have often already bought. Here is why selling now makes sense:

• The buyers out there now are serious. Nobody spends a dark November evening viewing houses for fun. Winter buyers tend to be relocating, starting a new job, or have already sold and are ready to move.

• You face less competition. When Rightmove looked at the fortnight after last Christmas, the number of newly listed homes jumped 81% on the fortnight before. List now and buyers compare your home with fewer alternatives.

• You are already there when demand returns. In that same fortnight, buyer demand rose 57%. If your home is already on the market, viewed and talked about, you are first in line rather than one of a crowd of new listings.

• Waiting has its own risks. Nobody knows where mortgage rates will be in the spring. A buyer you can sell to today is worth far more than a hoped-for market next year.

• Agreeing a sale now doesn’t mean moving now. Many winter sales agree an entry date in the new year or the spring, so you can sell with certainty and still move on a timescale that suits your family.

Getting it right first time

In a selective market, the first few weeks of a listing matter most. That is when your home is new, buyers are paying attention, and interest is at its peak. A home that launches with the right price, beautiful photography, a description that tells its story and a campaign aimed at the right buyers can sell quickly, even in November. A home that launches half-ready often spends the winter waiting.

Winter can be kinder to a home than you might expect, too. Twilight photography, with every window glowing against a deep blue sky, is one of the most striking images any home can have. And a warm, well-lit house on a cold evening is a very easy place for a buyer to fall in love with.
