Can I still move house? Tier 4 & the Scottish property market

Tier 4 – CAN I STILL MOVE HOUSE?

Much of the Central Belt has now moved into Tier 4 as the Scottish Government implements restrictions to lessen the transmission of Covid-19.  What does this mean if you are in the process of buying or selling a home, or just about to embark on your journey?

MOVING HOME

Well the good news is, house moves are still permitted in Tier 4, if you have to travel between areas under different Tiers- you can do this to complete your house move.  And you can employ a removal company to assist you.  However, if any member of the household is presenting symptoms or self-isolating, you will need to delay.

SELLING YOUR HOME

You can still have an agent market your property for sale.  An estate agent is permitted to enter your home to discuss your moving plans, a surveyor to carry out a home report, and a photographer to produce your marketing materials.  

VIEWINGS

Viewings can be conducted, but your agent should make sure that the viewers are serious buyers, in a position to purchase, and numbers should be limited to a maximum of 2 members from the same household.  You should leave your home while your agent conducts the viewings.  Facemasks should be worn and viewers should refrain from touching anything in your home.  

LENDERS & FIRST HOME FUND

You are still able to apply for a mortgage.  It is worth speaking to a broker who can access the whole of the market to get you the best deal.  The First Home Fund is currently closed for new applications until next April, however, if you have been accepted, you can still conclude your purchase under Tier 4.

SOLICITORS

Your solicitor is still able to make offers on your behalf and progress the conveyancing for your sale, many are working from home and paperwork will be transferred electronically.

LBTT (Buildings & Transaction Tax)

At the present time it is still possible to save up to £2,100 in tax on your property purchase.  This is valid for completions up to 31st March 2021.
